Create a Cohesive Flow

Organize your photos in a logical order that mirrors the flow of the home. The right photographs can make all the difference in attracting interest. One crucial aspect of this is knowing how to effectively organize your photos to highlight the most important features of your listing. Let’s dive into the key strategies to showcase your property in the best light.
1. Focus on the Money Shot
Every home has a standout feature—the “money shot.” This could be a breathtaking view from the living room, a beautifully updated kitchen, or a spacious backyard perfect for entertaining. Whatever it is, make sure to place this shot front and center in your listing. This is what will grab a buyer's attention and make them want to see more.
2. Curate Your Photo Selection
While it might be tempting to showcase every angle and room, less can often be more. Select photos that help buyers envision themselves in the space without overwhelming them. A well-curated selection can create a narrative, guiding potential buyers through the home’s flow and functionality. Aim for quality over quantity—showcase the most appealing aspects without cluttering the listing.
3. Label Your Photos Clearly
One common mistake I’ve observed is the absence of descriptions under the photos. Without context, buyers may struggle to understand the layout and features of your home. Descriptive labels help clarify what each room is and its purpose, making it easier for buyers to visualize how they might use the space. For instance, instead of just labeling a photo “Living Room,” try “Bright and Spacious Living Room with Cozy Fireplace.”

Stay tuned for next month's blog, where we will share part 2!

The Power of Home Staging: Transforming Spaces for Success

http://www.webbhomestaging.com/blog/the-power-of-home-staging-transforming-spaces-for-success

http://www.webbhomestaging.com/blog/the-power-of-home-staging-transforming-spaces-for-success#comments

Uncategorized

At Webb Home Staging, we recognize that choosing to stage your home is a significant investment. They come to verify what they’ve seen online, and we want that experience to be unforgettable.

The Impact of First Impressions
Imagine stepping into an empty home. Often, it can feel cold and uninviting, with cobwebs in the corners and perhaps a few bugs making themselves at home. Small scratches and imperfections are magnified in an empty space, which can detract from the property’s overall appeal. This is where staging comes into play.

At Webb Home Staging, we approach each project with the mindset that it’s the only one that matters. Every home is unique, and we carefully assess the layout and specific needs of each space. Our goal is to highlight the best features, optimize layouts, and create an inviting atmosphere that resonates with potential buyers.

Turning Challenges into Highlights
Every home has its quirks—unusual layouts or dated floor plans that might deter buyers. Our team specializes in transforming these challenges into highlights. We reimagine spaces, showing how they can be utilized in a modern and functional way. Whether it’s suggesting the best placement for a sofa or creatively showcasing a fireplace with dual focal points, our staging is designed to enhance the buyer’s experience.

Creating Connection Through Comfort
When buyers browse online listings, we want them to see more than just a property; we want them to envision a warm, comfortable living environment. Our aim is for 95% of buyers to find something in the staging that resonates with them, making them feel at home. It helps communicate the scale and potential of each room, guiding buyers in visualizing how they would arrange their furniture and personal items. The right staging can significantly impact how quickly a home sells and at what price.

Conclusion
In conclusion, staging is not just about making a home look good; it’s about creating an inviting atmosphere that connects with buyers on an emotional level. Communicating with co-workers and clients by virtual platforms like Zoom and Teams is now a daily necessity for many. And while you may have had other advice on your home office setup, may I share from my perspective as a professional designer and home stager?

Here are three ideas to improve your professional image for online meetings and professional phone calls.

1. Good lighting

Have your light sources in front and to each side of you. A window or other light source behind you puts you in the shadow and not center stage. Test the color of light bulbs to get the best one for your skin tone. I suggest a warmer tone. Look for the Kelvin scale on the bulb box showing the bulb's warm or cool color. Leave the cool bulbs for the hospitals!

Consider purchasing a professional ring LED light. Many are in the $100 range. Goodness, you would pay $60 for a decent table lamp. Proper lighting will make you glow like a pro!

2. An Attractive Background

Do I really have to say it... NO virtual backgrounds. And we have all giggled at newscasters who have broadcast from their bedrooms.

Set up in front of a bookshelf with items that relate to your work. Or, use a simple world map, a nice piece of art with no glass (so no glare), or even a black fabric backdrop will do (make sure to iron it!).

Here's a trick: Take a large art canvas and wrap it in a tasteful fabric.

3. Here are some things you can do to exceed their expectations ... and it all starts at the front door.

Most of us enter our home from the garage or side door. In preparing, think about the path of a buyer. Yes, cut the grass and rake replace the mulch ... but don’t forget the entry area itself.

It takes a few minutes for the agent to retrieve the key and unlock the door. Meanwhile the buyer has a close up view of an old rusty entry light fixture and possibly the most unkempt entry of the home.

Consider the following:

If your landscaping if lacking, instead of planting small blooming flowers near the front entry, go for bigger blocks of color. In photography the small flowers may not have the desired impact. Try a fern or plant in a pot that you can take with you later. Whatever you select, make sure you have time to water and care for it.

Replace the old rusty entry light with a new one that reflects current trends.

Do a heavy cleaning of your entry area or porch, including the ceiling.

Evaluate the door and porch for signs of wear or peeling paint.

Consider painting the door with a fresh current color.

Replace tired front porch furniture or bring it to life by cleaning it and adding fresh outdoor pillows.

Get a new basic entry mat. No patterns or mascots from your Alma mater.

Replace a worn lock set, knob, and kick plate with a new trendy metal finish.

Check the storm door for squeaks, wear, and door holders that don’t work. Nobody really enjoys being hit on the backside while trying to unlock a door.

Once you are on the market don’t forget to check the porch area weekly and clean the glass regularly. The smell of window cleaner as your prospects enter the home is always a good impression.

Here are some of my personal favorite door colors from Milled.com featuring Sherwin Williams colors. They come with high expectations and want to verify that the home is really what they fell in love with and that the online representation is reality.

Author John Maxwell said that we all have some “change in our pockets” when we first meet. People will give us the benefit of the doubt. When we reinforce their good will we get more change in our pockets as influence in the relationship.

When touring a home if the photos align with reality the seller will get more “change in his pocket.” However, when expectations and reality do not measure up, “change” begins to pour out of the seller’s pockets.

Many will overlook a stretched photo. But when buyers can’t see how to use an unusual room like a walk through living room, or how furnishings and decor can overcome some dated features, the seller beings to literally “looses bank.”

There is a tipping point for all buyers and when too many things don’t line up they will end the tour and just move on. Second chances are typically not an option and pennies, nickels, dimes and quarters are left in a trail throughout the home as the buyer and agent make a quick exit.

That’s why staging a home is so important. A new survey from the National Association of Realtors® shows that 83 percent of buyers' agents say that staging makes it easier for buyers to visualize a property as their future home. Call Webb Home Staging whether you have an occupied home or a vacant property that needs staging. Remember staging is less than a price reduction and can pay for itself with a faster sale and possibly for a higher price.

Put your best foot forward, keep that change in your pocket and walk all the way to closing, get a big fat check to put in your pocket and take it straight to the bank.

The power of professional photos

http://www.webbhomestaging.com/blog/the-power-of-professional-photos

http://www.webbhomestaging.com/blog/the-power-of-professional-photos#comments

Uncategorized

The benefits of staging your home to sell are widely known thanks in part to networks like HGTV and Joanna Gaines. If you wanted to buy a home, you most certainly would have relied on that printout and typically had no idea what the home looked like until you pulled up to the curb. Hence the term "curb appeal."

In 2019, as a Realtor myself, no seller can afford to ignore that things have completely turned upside down. According to the National Association of Realtors 2019 Real Estate in the Digital Age Report, "The typical buyer used a mobile device to search for properties online.
